What should you do after the deed is signed?

After the purchase and sale deed is signed, a new phase begins... one that should be enjoyed with peace of mind, but also with attention to a few important tasks and responsibilities.

What should you do after the deed is signed?

To help you, we have gathered the key steps to follow after purchasing a home through a Mortgage Loan.

Security: Replace the Locks

For security reasons, it is advisable to replace the locks in your new home as soon as you move in.

This ensures that only you have access to the property, even if old keys are still in circulation.

Change Your Tax Address

Your address on your Citizen Card should be updated within 15 days of signing the deed, especially if the property will be your primary and permanent residence.

You can update your address:

  • Online through the Citizen Portal

  • In person at a customer service office

This update is important because it also automatically updates the address on your driving licence.

Apply for IMI Exemption

If you are eligible for an IMI (Municipal Property Tax) exemption, you should apply after updating your tax address.

Requirements and deadlines:

  • Apply through the Tax Authority Portal or at your local Tax Office
  • The application must be submitted within 60 days of signing the deed
  • Only applicable to primary and permanent residences

You can apply here.

Water, Electricity and Gas Contracts

After purchasing your home, you will need to activate or transfer contracts for essential services such as electricity, gas and water.

The following documents are usually required:

Citizen Card Property deed

Updated property registration document IBAN (if you choose direct debit)

Utility meter readings

Telecommunications (TV, Internet and Telephone)

Telecommunications services are linked to the property address, so moving house will usually require:

A new contract

A possible new minimum contract period

Before proceeding, it is important to:

Check the remaining duration of your current contract

Compare offers from other providers

Assess any relocation fees or early termination penalties

Other Important Tasks After Buying a Home

In addition to the main tasks, there are a few other useful points to consider:

Keep all documentation related to the deed and mortgage loan in a safe place

Update your address with banks and insurance providers

Organise the initial expenses associated with your new home

The period following the signing of the deed involves several administrative tasks.
